NAO Landscapes was appointed by St George, part of Berkeley Group, to deliver an extensive hard and soft landscaping package at Silkstream, a major residential development in Hendon, North London.

The first phase encompassed 1.4 acres of continuous podium gardens, alongside significant public realm improvements. Our works brought together decorative paving, planters, retaining walls, seating, street furniture and planting to create a series of high-quality outdoor spaces across the development.

At podium and terrace level, the scale of construction was substantial. NAO installed more than 1.2 kilometres of planters and coordinated the lifting of approximately 3,500 cubic metres of aggregate to elevated working areas. The works also included artificial turf, balustrades and bespoke integrated lighting, bringing together detailed hard landscaping and soft landscaping within a complex, multi-level environment.

Beyond the gardens, our package included drainage infrastructure and an attenuation tank, together with Section 184 highway works. These elements required close coordination between the landscape construction, the development’s infrastructure and the surrounding public realm.

Silkstream presented significant logistical and programme challenges. Restricted access and the movement of large volumes of materials to podium and terrace levels demanded careful planning and phased delivery. The team also worked to critical deadlines associated with the opening of a new Sainsbury’s store within the development.

Works began in June 2024, with Phase One reaching approximately 90% completion within the first six months. Silkstream demonstrates NAO’s ability to deliver large-scale hard and soft landscaping packages while managing complex logistics, infrastructure works and demanding construction programmes.
